Background

By conducting an ENERGY STAR rating analysis of its 1,100 locations, Kohl’s has been able to identify and substantially improve the energy performance of its 10244 Niles, OH store as well as gain lessons learned that can be applied to similar stores. Kohl’s estimates annual energy savings of 20% from the year-long project, which began in September 2011 and was completed in November 2012.

Solutions

The Kohl’s energy team felt that this project offered a unique opportunity to investigate the energy efficiency discrepancies between the two stores and improve the ENERGY STAR score at the Niles location. As a result, the team has methodically selected and implemented several energy reduction measures, including replacement of the Roof Top Units (RTUs), a lighting upgrade, and re-commissioning of the control systems.

Other Benefits

Kohl’s expects the Niles store to achieve an ENERGY STAR rating of 75 -- a 12 point increase -- and become eligible for the ENERGY STAR label with completion of the RTU replacement, re-commissioning, and lighting upgrade. Upon ENERGY STAR labeling, Kohl’s will add the store to its Leadership in Energy and Environmental Design (LEED®) volume Existing Building (EB) program.

Background

Kohl’s selected the 87,300 square foot Niles location because it is a common size and prototypical design, for approximately 100 existing stores. The 10244 Niles store had an ENERGY STAR score of 63 just before beginning the implementation of the project in September 2011. For comparison purposes, the nearby 10252 Highland Heights, OH store has an ENERGY STAR score of 84, is the same size and was built at the same time as 10244 Niles.

Solutions

One of the largest energy savings opportunities identified for the store included replacement of the RTUs, as they were at the end of their life cycle in 2011. During September 2011, Kohl’s installed high efficiency RTUs that were sub-metered.

The team also sub-metered all electrical systems such as plug loads and lighting. The sub-metering is important because it allows Kohl’s to better understand the difference in lighting and RTU electric consumption. In the fall of 2012, the store will also receive a comprehensive lighting upgrade. The sales floor lighting, stockrooms, offices, and all exterior lighting will be upgraded. Finally, a re-commissioning of the control systems was performed in April 2012.
